Make the Most of Your Listing: How to Dominate Airbnb’s Search Results

As a property owner, visibility means everything for your business. The process seems simple: people find your property, select their dates, and you receive a booking. However, with millions of listings on Airbnb, your property can easily get lost in the crowd, and it’s not hard to see why. As an industry leader in the online travel agency (OTA) market, Airbnb’s focus on connecting guests with their stays makes it a prime destination for properties of all sizes to use its platform.

So when millions of listings are utilizing Airbnb, how does your property stand out? What sets one listing apart from another? The answer is simpler than you might think. Let’s take a look at some of the best ways to improve your property’s performance on Airbnb, and how using our tips can help you dominate the search results.

Optimizing Your Content

To start, focus on the quality of the content you are listing. Your goal is to stand out from other listings showing up in search results to make the user think, “Wow, what a great stay!” Most guests decide to click—or skip—based on your first five photos.

Professional Photos

Having professional photos of your rooms, rather than those taken on your mobile device, could mean the difference between someone booking with you and choosing to go somewhere else. By using bright, high-quality images that showcase the charm of your business, your Click-Through Rate should increase substantially.

Prioritize First Five Photos

Place extra attention on the first five photos of your listing, as this is what attracts the guest, similar to the first chapter “hook” from a novel. “Hook” your visitors with stunning images of the room, the kitchen, must-have amenities, and the layout of the property.

Title and Description

Airbnb utilizes Search Engine Optimization (SEO) to find keywords in listings that match what the customer is searching for. When creating your title and description, try to think of common search terms within your industry to include in your listing. Keywords should include things like your amenities, nearby attractions, type of stay, and any other accommodations that could be sought after (i.e., pet-friendly and ADA accessible stays).

Strive for Superhost Status

Communicate with Guests

For starters, ResNexus’s text messaging feature includes options to message Airbnb guests directly from your back office. You can easily respond to guests right as messages come in, helping you to maintain a high response rate. Next, encourage your guests to leave feedback about their stay. You can additionally rate Airbnb guests automatically through ResNexus’s back office, which can act as a friendly reminder for the guest to do the same for you.

Provide a True and Honest Experience

Be honest in your listings, without any overpromises on guest experiences or amenities offered. Too many times in the hospitality industry guests complain about their stays not matching the listing’s portrayal. Avoid this by showcasing the true and honest experience the guests will have during their time there.

Enhance Their Stay

Finally, find ways to enhance your guests' stay, whether that’s a local goodie bag, a stress-free check-in process, a guidebook to local attractions, or any other positive add-ons that the guest may not have been expecting. Although Superhost status may seem daunting to some, by simply communicating with your guests and finding ways to enhance their stay, you will put your property in a better position for success on Airbnb.

Other Beneficial Tips to Know

Some other must-know tips include:

  • Instant Book: When in doubt, enable Instant Book. People love a simple booking option, and are more likely to complete it when all the various steps have been reduced.
  • Reducing Minimum Stays: If you feel that your booking rates are too low, consider adjusting your minimum stays, allowing for a whole new pool of potential guests.
  • Dynamic Pricing: Not sure how to price competitively? Tools like RoomPriceGenie and TakeUp can help you adjust rates based on demand and occupancy trends.
  • Promoting on Social Media: Don’t forget to highlight your business on your social media platforms, driving more traffic to your listings.
  • Regular Updates: Keep your listings up-to-date, making small adjustments as needed to show the guest the most current information.

As you utilize these tips, not only will you dominate Airbnb’s search results, but you’ll increase your bookings and build the type of listing that guests can’t resist coming back to.

Streamline, one of the major vacation rental property management systems, is preparing to replace three other well-known platforms: LiveRez, LMPM, and VRM. By July 2026, all properties currently managed on these platforms will be transitioned to the Streamline system. This means that property managers and owners using LiveRez, LMPM, or VRM will soon need to adapt to a new software environment, with different workflows and features than they may be accustomed to. In addition, some operators may see an increase in price. The move affects a wide range of businesses in the vacation rental industry, with many owners and operators left wondering if Streamline is the right fit for them.
